New Mueller Condos – the Heavyweight Unit D is available. For a short while.
Realtors are often apt to hyperbole and quite frankly, I mostly ignore any narrative from agent advertisements, looking at hard facts and figures. So why am I so excited about the announcement of two more Unit D Mueller House Condominiums? They’re not even my Mueller listings. It’s pretty simple. The Unit D is the fastest selling condo floorplan at Mueller. I have two clients who have already fallen in love with the plan (okay so that’s hyperbole – but they do like it very much) – one family moved into the first condo completed last month, and another is set to move in at the start of next year.
And the builder, Standard Pacific Homes, has just released two more:
- 2020 D Simond (Colorado unit D) will start construction in October
- 2024 D Simond (Sabine unit D) will start construction in November
So why have I had two clients go gaga over them, and why has there been a waiting list in the past? Here are the stats:
- 2337 sqft
- 4 bedroom
- 3.5 bathroom
- master down
- 10′ and 9′ ceilings
- green built (of course) 3 star in Austin Energy Green Building Program
- multiple balcony decks
- Situated adjacent to Town Center, Lake Park, and incoming HEB
- prices from $335,000
So that breaks down to strong>$144 a square foot. Now, I’m not a big believer in using price per square foot as anything other than a guide, but this makes this by far and away the largest home at Mueller that you can buy for under $350,000. Sure, you don’t have a private yard, and you have shared walls, but then again not everyone wants a yard, and there are many people looking for 4 bedrooms, and this fits a neat spot.
Of course, if I were reading a blog from a real estate agent saying “these homes will go fast” I would take it with a pinch of salt. Suffice it to say, the last ones sold fast, there’s a strong demand for housing at this price point and of this size, and I’ll wager they’ll both be sold by Guy Fawke’s Night. (November 5th)
