Standard Pacific Homes are building their Blakesley plan on the 37 foot lots in Section 7 of Mueller. We’ll talk more about how and when they’re being sold, but first let’s take a look at the plan and some alternatives in the neighborhood.

The Blakesley is a two story home at a shade under 2200 square feet, with three bedrooms upstairs and the option of either a study or a dining room downstairs. If this layout sounds familiar, it’s been pretty popular in David Weekley’s Mansfield plan for some time, or back in Section 4, in Meritage’s 1903 plan.

The prime layout difference with the Blakesley is that there are a few hundred square feet more than its competitors, and so the living room feels larger than in the Mansfield. The Mansfield and 1903 have both a study and a dining room, so the room sizes in those are smaller.

The 1903 had the option of making the downstairs study into a fourth bedroom with an extra full bathroom, and the Mansfield had the option of shrinking the upstairs bedrooms to squeeze in a fourth. The Blakesley has three good sized bedrooms with no optional fourth.

As with the Mansfield, half of the upper floor is dedicated in the Blakesley to the master bedroom and a large master suite with full bath and separate shower. The second and third bedrooms share a Jack and Jill style bathroom.

The 1903 has a tiny balcony off the master suite, whereas the Blakesley has a covered balcony at the front of the home, rather like that of the David Weekley Antone plan option. There are no balconies on the Mansfield.

When Can I Buy A Blakesley?

Of course the other significant difference between the Blakesley and the other plans is that it’s going to be available – the builder will soon start to take reservations and lot holds, and may sell a handful of each home in March 2015 and April 2015. Prices start in the $530,000s, though the first one at 3909 Briones will be for sale at $585,165.
