Is this the rise of the one bedroom row home in Mueller? With their new affordable Town Row Homes, David Weekley Homes are offering buyers in the neighborhood a chance to specify a one bedroom, two story row home or opt for two bedrooms. Previously there have only been a few single bedroom options – specifically the condominiums in the Greenway Lofts – and there were precious few of them.
Is there a market for one bedroom homes? I’m sure there will be a few takers, but the thing I find interesting is that there are more floor plan structural options on these homes than on any affordable models previously sold.
So for example the Tifton allows the specification of an extra powder room in place of the kitchen pantry – which sounds like an odd place to put a powder room to me.
It makes sense when you consider that the kitchen is on the second floor, and the only other option for guests visiting would be to use the bathroom in the owners’ retreat, or head downstairs to that bathroom. The Irvine is also a touch bigger and has the option of an island in the kitchen.
Both plans have the optional second bedroom or living space on the lower level, with a full bathroom. One thing to note about homes in the affordable program is that it is permissible to rent out the second bedroom, though not the whole home.
If you’re a UT parent thinking of getting a place for your child(ren) while they are attending school, while there may be mechanisms to gift your child some funds for a hefty down payment, the borrower still has to work 20 hours per week to qualify. Also when your child has finished their education, they can’t just turn it into a rental home and move on. They can sell it, and their is an capped equity sharing program when you sell.

The Irvine
1239 sqft 1-2 Bedrooms, 2-2.5 Baths, 2 Car Garage
Note that both garages are tandem garages, meaning that if you decide to put two cars in, the first one in is blocked from leaving by the last one in. They work really well for bikes though. The homes face a landscaped court yard, which means you don’t have to lift a finger if you don’t have a green thumb.
