Mueller Austin TX – Update

The resale market at Mueller has remained brisk in the under $400,000 price point in the last month. Two homes have come onto the market and are currently under contract. One was the Saldana Garden Court Two home on Threadgill, the other the Meritage 3/3 on Antone Street. Both homes went off the market quickly, and one Meritage home sold off market in April.

There are a few homes coming on the market in the next few weeks, one a David Weekley 3/2.5 home on my street in a similar price point. The other resale entrants of late are the 3585sqft Streetman Home at 2520 Tom Miller Street – right opposite the recently opened Contigo bar (currently in soft launch status!). Contigo is a welcome addition to neighborhood venues, and is a short stagger across a quiet street to the development at the old airport.

New Homes continue to be complete with a handful of April closings for David Weekley’s Garden Homes at Hermalinda and Antone. The waiting lists on the second half of the homes are dwindling, and the builder is planning on selling around four a month. At the end of this week there are still two available to write contracts on. One of these is the largest three storey Bergstrom plan which is around $305,000. There are also six affordable homes left for sale in this block – two of the larger ones and four of the smaller.

New Condos are surging forward after a short wait for permitting reasons. The first Mueller House is preparing for drywall next week, and the next two four-unit homes are in framing, with the slabs for another two being poured this last week. I snuck a peak at the interest list for the next buildings, which should include some 3/2 units which in my estimation will nicely plug part of the affordability gap. While these aren’t expected to commence selling for another month, interest levels are high.

The Wildflower Terrace is moving ever skyward with two new streets going in to support the senior affordable rental community.

The breaking news is that AISD have proposed a site at Mueller for the Performing Arts Center. This would be a $40m 1200 seat center at the 51st end of the development, near to the planned grocery store which has been on the cards for far longer.
