How does Avión Park compare to Mueller? Avión Park’s new condo development over the road from Mueller is very smart in my opinion. Not only does it combine some compact designed urban homes, but it gives you all of the advantages of the East Austin and Mueller location without some of the costs.

Laying it out in black and white, aside from lower monthly association fees at Mueller and free access to swimming pools, the two seem evenly matched. The great thing in my opinion about Mueller is that so much of the neighborhood is designed to be enjoyed by everyone, not just Mueller residents. The parks are a magnet for families from all over Austin. That plays to the strengths of the slightly lower price point homes at Avion Park.

There is something however that isn’t captured by a hard look at facts and figures. There’s a certain element of community that goes beyond a 1,600+ person facebook group that’s hard to sum up.
It’s not just media-friendly photos of block parties, there’s something about being part of something new and different – an urban master planned community (even though it’s over 8 years old). Not everyone buys into it and drinks the kool-aid, but it’s there if you want to have a taste. I can’t speak for the feeling that the pioneers on East 38 1/2 Street will have, but I know that Mueller has a cult like undertone.
