How Long Does It Take To Buy a New Home At Mueller?

A few weeks ago I helped another buyer call Mueller home, and it was somewhat of a whirlwind. I got a call from someone who had been reading my old Mueller blog. He said that he had watched some of my YouTube videos and was interested in the Affordable Program, and so we met two days later to look at some of the available units in the Mueller House Condominiums.

The program is not easy to qualify for – but his debt was low, he had a solid down payment, and within a few days of providing his paperwork to Ramon at PeopleFund, he was approved for the program and for the loan with Standard Pacific Mortgage. Of the two condo styles, the two story Unit C was a clear favorite for my client, and one was available so a few days later he was signing a contract and working with Standard Pacific’s ever helpful Marie Coleman to set up a closing date.

He had a home orientation, we had a third party inspection and met with the construction manager Stan a few times to iron out a few details. He and I visited the condo several times to check out cosmetic touch ups and to make sure everything was finished to his satisfaction, and 30 days later he was at First American Title with a cashiers check in his hand, closing with Clare McCrummen and signing the Affordable Program paperwork, leaving with the keys in his hand.

This is by no means the norm for a new home at Mueller. I often meet people who have been stalking the neighborhood for years – sometimes even a decade. Many are not in a rush and are waiting for the right home at the right time. Many people are now stalking particular resale floorplans – waiting for a Carothers to come up for sale for example. There are also waiting lists – the upcoming 30 yard homes in Section 6 will be hugely oversubscribed in my estimation – and then construction can take nine months or longer in the case of a new custom home.

I think of all the big banks and their delays for closing loans on homes and I compare it to the streamlined machine that the builders provide with their preferred lenders and it’s like comparing bananas and cumquats. When the stars align and someone is ready, willing and able as a new home becomes available, it is possible to close quickly and efficiently.
