Meeting around the Topological Map in Mueller Central

Last night I stopped by the Property Owner’s Association “Let’s Talk” meeting and heard what the master developer had to say about the upcoming homes in Mueller in 2014. There are two parts to the meeting – an update, and then the POA talks with residents about items of concern for the community, and I’m just going to recap the former. I went out to snap a few photos on this freezing overcast Thursday of some of the areas in question.

New Sections of Mueller Housing selling 2014

There are two new sections of housing, as you can see from the massive amount of earth moving we’ve experienced in the last few months. The first is around the Town Center area, and we hope to see announcements at the end of February. There are still new row homes available from Streetman Homes and David Weekley.

Around the Town Center we’ll continue to see denser housing styles and perhaps some more live-work shop house styles. We are expecting more row homes from David Weekley and Standard Pacific. This will include homes in the income qualified affordable program. These will be around Philomena and Garcia Streets, West of Berkman Drive.

East of Berkman Drive by the Wildflower Terrace and Control Tower there will be more home sites in a new part of the neighborhood. This part will see more green space along Manor Road, and it’s own pocket park with a new pool. Catellus expects the lots to be released to the builders this summer, and this will feature some of the larger lots and a return of single family yard homes to the mix.

Austin was reported at 2.0 months of housing inventory by the Austin Board of Realtors, the lowest ever recorded. Berkman Drive

Berkman is one of the major thoroughfares that bisects the Mueller area. The road itself is being widened in stages as development allows, and a new wider portion is about to come online. We should expect development along Berkman for the next few years.

Retail Area

Over by the Home Depot and Best Buy, new retail outlets such as GNC and Smashburger are coming online, and I’m particularly excited to learn that GreenGos is opening another dining option which promises to serve “wholesome, honest, sustainable, healthy, balanced meals” – fast!

The Performing Arts Center is due to open for the next school year, so some time in late Summer 2014.

Market District

Over by the HEB the Twin Liquors sign is up, and Capital One Bank claims to be open. Many residents are excited about the upcoming opening of Austin favorite Torchy’s Tacos with its secret menu, though I still root for the folks over at Paco’s Tacos on the other side of 51st Street.

Town Center

The 560 space parking garage is now fully open across McBee Street from the Thinkery. Some of the parking garage is attractive, while some of it is less so. My understanding is that the other Town Center tenants will build restaurants, offices and movie theaters to mask the dull grey concrete. The Thinkery seems ever popular to me as I drive past it most days, and I’m hoping that visitors will take advantage of the parking garage soon.

AMLI is expected to have the first move ins at it’s new Mueller location in October or November 2014, and Elements is currently leasing its luxury apartments next to Mosaic.

The Residence Inn

The Austin University Area Marriott extended stay hotel has been open for a few weeks now. It’s on Barbara Jordan Boulevard, easily accessible from 51st Street of the highway and it has an outdoor swimming pool. I popped over a few weeks ago and saw the media booths in the common area and the large atrium space.
